Project Description
This project involved extensive updates to a 25-story Class-A commercial office building, including a 65,000-square-foot renovation of the entire ground floor. The scope of work encompassed a full refresh of the building’s lobbies, the addition of modern amenities, and the integration of new dining and retail spaces. Exterior upgrades included a complete refinishing of the ground-level plaza and reglazing of the first-floor façade. Additionally, the project featured major enhancements to the building’s MEPF infrastructure, as well as upgraded AV and security systems to meet contemporary standards.
Our Approach
Westlake was brought on early during schematic design to lead the creation and management of the project’s overall budget, select and on-board the general contractor, and support key communication and decision-making milestones for project stakeholders. An extensive 14-month pre-construction effort allowed for detailed phasing plans to accommodate the occupied building, exploratory work, and thorough vetting of design and cost options. Westlake also helped ensure the full project team was in place to drive the project’s success. Given the complexities involved, Westlake partially co-located on-site to enable real-time communication and decision-making—streamlining both the process and final quality outcomes.
