Project Description

Umoja Biopharma’s new headquarters spans three floors in the 1150 Eastlake building, located in Seattle’s Life Sciences District. The space features flexible, state-of-the-art labs and office environments designed to foster collaboration and connection. A key goal of the project was to consolidate Umoja’s operations from three separate locations into a single, unified headquarters—one that reflects their values of community, innovation, and the open exchange of ideas.

Our Approach

WCG managed the project with two dedicated teams—one overseeing the shell and core, and the other leading tenant improvement (TI) construction for Umoja. With both efforts running concurrently, early coordination enabled seamless tenant improvement modifications, resulting in significant time and cost savings for Umoja.

WCG’s role encompassed overall project budget management, coordination with user groups, and on-going design review. Responsibilities also included vendor on-boarding, equipment list oversight, and management of owner-provided vendors such as signage, furniture, gas delivery, and AV systems. WCG provided comprehensive move management services and maintained daily coordination with the general contractor and architect. In addition, the team reviewed change orders and closely tracked overall schedule status to ensure alignment with project goals.
